A law firm acting for property buyers has issued a stern warning to anyone considering purchasing land in a high-end sector of Abuja. According to the notice, fifteen residential plots in the Guzape district located in Cadastral Zone A09 along Abdulrahman Okene Street off Nasir El-Rufai Crescent are currently tied up in multiple, unresolved legal battles. Until those court disputes are fully resolved, no sale, transfer, or registration of title can be carried out lawfully.
The affected plots are numbered 1783, 1787–1788, 1790–1791, 1793–1799, 1801–1802, and 1979. The advisory emphasises that a “caveat” has been lodged with the Abuja Geographic Information System (AGIS), meaning any attempt to record a new sale or transfer would be invalid.
At the heart of the issue are several lawsuits and an active arbitration process, including:
- Litigation between a company identified as KYC Interproject Ltd and other parties dating back to 2021.
- A 2024 case where a court declared that KYC Interproject Ltd lacked valid title to the plots, invalidating a sale and warning that no legitimate conveyance could take place.
Because of these unresolved matters, the law firm cautions the public: any transaction involving these plots is at the buyer’s own risk. Given the conflicting interests and overlapping claims, there is no guarantee a buyer would secure a clean title.
The advisory calls on potential investors and home-seekers to avoid these plots until all litigation is settled. It also encourages anyone interested to confirm the status directly with court registrars or through credible legal channels before making any commitments.
